In conversation with Josh Hezghia, VP of Sales at Blueground
Joe Chaplin’s real estate journey began in an unexpected place: a basketball court in Midtown West.
Over 15 years ago, Joe was shooting hoops at the gym in his rental building when a friend—Josh Hezghia—suggested they take real estate classes together. Joe was skeptical. But Josh, ever persistent, convinced him to give it a shot. They passed the licensing exam on the first try, and never looked back.
Today, Joe is a partner at Douglas Elliman’s top-producing Teplitzky Dunayer Team, and Josh is Global VP of Sales at Blueground. Their story is a reminder of what can happen when you follow a spontaneous idea—and push each other to aim higher.

Josh Hezghia: What types of clients do you typically work with—especially those in corporate relocation or in need of extended stays?
Joseph Chaplin: I work with corporate clients who are in New York temporarily for work—executives or employees whose companies send them here for a few months. In those situations, it’s incredibly helpful that Blueground has a dedicated corporate housing team that can handle their specific needs and make the experience seamless.
I also work with those who are buying properties that need full gut renovations. These clients often need a high-end, furnished rental while their home is being transformed. Proximity is key—they want to be close enough to keep tabs on progress and make sure their contractors and architects stay on schedule. Most are looking for doorman buildings with elevated service and finishes that match their lifestyle.
