OPERATOR: BLUEGROUND SINGLE MEMBER P.C
The Operator is operating a fully furnished and equipped apartment that it is to be delivered to the Tenant fully functional at the date of entry and maintained all through the stay period.
All Blueground properties are designated for use as secondary residences, and the lease agreements are subject to compliance with Blueground's Terms & Conditions.
CONDITIONS MUTUALLY AGREED UPON AS UNDER:
1. Payment & Deposit
1.1 Monthly rent payment:
The Tenant will pay the monthly rental fee as outlined by the payment schedule agreed.
Payment method: blueground’s designated corporate bank account, card payment.
For rental duration up to 4 months, the full payment will be made upfront.
Deposit: The refundable security deposit will be as below:
1-2 months rental duration: 1 monthly rent
2-6 months rental duration: 1.5 monthly rent
6+ months rental duration: 2 monthly rents
The security deposit will be refunded to the Tenant, subject to the premises, fixtures and fittings and furniture being in a satisfactory condition, allowing for reasonable wear and tear, commensurate with the condition of the same when the premises were handed over to the Tenant.
Booking fee: One-time service fee applicable to initial bookings plus potential extensions; calculated as a percentage of booking value and capped at 1 monthly rent. VAT of 24% is calculated on top of this amount.
Utilities: Any bills associated with the property (power supply, water supply, heating, building utility & maintenance fees, and internet) are to be paid by the Tenant. For all of these, the Tenant agrees to deposit the amount for the utilities payment, along with the monthly rent, in the Operator’s corporate bank account. If the total duration of the rental is less than or equal to 2 months, then the cost of utilities is fixed, as shown in the booking confirmation. If the total duration of the rental is more than 2 months, then at the end of the rental, if the amount of all the above-mentioned charges exceeds the total forecasted amount (in Euros), then the tenant is obliged to pay the difference. If the amount is less than the total forecasted amount (in Euros), then Blueground will pay back to the Tenant the equivalent difference.
1.2 Booking Confirmation: All bookings shall be confirmed at the latest 30 days prior to the lease start date. In case the preferred apartment is no longer available, the Operator should offer alternatives or issue a full refund.
1.3 All payments required to be made or which are made under this Sub-Lease and/or Payment Plan by the Sub-Lessee are subject to Value Added Tax (VAT) and/or any other applicable taxes and duties, such as city or tourism taxes. All sums payable by the Sublessee are inclusive of any VAT or tax/duty that may be chargeable.
1.4 In case of change in VAT, tax/duty and/or any other applicable taxes and duties, Rental amount and fees will be changed to incorporate relevant changes.
1.5 Acceptance of Terms: By completing a booking via Blueground’s website, or by directly or indirectly instructing Blueground to complete a booking on Guest’s behalf, Guest agrees to the Terms and Conditions, and to pay the total amount quoted.
1.6 In the event that the Tenant fails to pay the full rent payment, utilities, and any other related fees within 7 calendar days of the due date, the Operator reserves the right to charge a late fee of 2% of the total overdue amount, or the maximum amount permitted by law, whichever is less.
1.7 This fee is intended to cover the additional administrative costs incurred due to the delay in payment and will be applied in accordance with all applicable local laws and regulations. The Tenant acknowledges and agrees that timely payment of rent, utilities, and all other related fees is essential under this agreement. Failure to remit payment on time may result in the application of a late fee as described above.
1.8 If Tenant provides valid banking details and instructs the Operator to process the Security Deposit refund via bank transfer by the time of check-out, the refund will be issued to the designated bank account. If Tenant does not provide banking details and instructions by the time of check-out, the refund will be processed using the original payment method:
- If the Security Deposit was paid via credit or debit card, the refund will be issued to the same card.
- If the refundable amount exceeds the original card payment, the excess will be refunded via bank transfer once Tenant provides valid banking details.
- If the Security Deposit was paid via wire transfer, the refund will be issued to the same bank account.
2. Customer Rights
2.1 For online bookings, the Tenant has the right to not accept the accommodation upon viewing should the property not reflect photos, and proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.
2.2 In case the Tenant does not complete the aforementioned payments according to the payment plan mutually agreed, the Operator will proceed with a cancellation of the reservation, according to the Cancellation Policy described on the website.
2.3 For online bookings, the Tenant has the right to accept alternative accommodation on the basis offered.
3. Cancellation policy
3.1 Tenant may cancel the Reservation prior to the Commencement Date by written notice to Operator, such notice to be delivered by email to the address set forth in the Section titled “Notices” below. Cancellation of the Reservation by Guest will terminate this Agreement. No Tenant cancellation will be deemed to be effective unless and until Operator sends a written return confirmation of its receipt of such cancellation. For cancellations requested 15 or more days before move-in, Operator will collect a charge equal to a half month’s rent. For cancellations requested fewer than 15 days before move-in, Operator will collect a charge equal to one month’s rent. Any booking/service or card processing fees are non-refundable.
3.2 With written acceptance from Operator, a Tenant may request to switch units under the following conditions:
- If the request is received 15 days or more before the Commencement date, a charge equal to a half month’s rent will be payable by the Tenant to Blueground. Additionally, any card processing fees are non-refundable.
- If the request is received less than 15 days before the Commencement date, a charge equal to one month’s rent will be payable by the Tenant to the Operator. Additionally, any card processing fees are non-refundable.
For any unit switch prior to the Commencement Date, the Tenant will incur the prevailing rent amount, utilities amount, exit cleaning fees and Booking/service fees. However, if fees for the new unit are higher, the Tenant is responsible for covering the difference. If the fees are lower, the Tenant will receive a corresponding reduction. Switching to partner-managed apartments is not allowed.
3.3 The final calculation and settlement of any refundable amounts will take place at the end of the Tenant's last booking, even if the Tenant has switched units.
4. Early Termination & Renewal
4.1 Provided the Minimum Stay has been met, in the case that the Tenant wishes to terminate the sublease before the agreed expiration date, he/she has to inform the Operator in writing at least thirty (30) days before his/her departure from the property. In that case, the rent will be adjusted for the whole duration of his stay in accordance with the actual period of stay in the property. In any other case that the Tenant does not inform the Sublessor in due time, the security deposit will be withheld. Price adjustments impact the rent and any charges that are proportionate to the rent, such as installment payment surcharges. Any service/booking, exit cleaning, or card processing charges are non-refundable.
4.2 In case of earlier than planned contract termination, the Operator needs to return to the Tenant the proportional amount for the duration of the stay that did not take place or anything else that might be mutually agreed in the contract. The booking fee and any card processing fees are non-refundable.
4.3 The Tenant holds the right to extend his lease only in the case that the Operator has been informed in writing sixty (60) days prior to the expiration date of the lease and has agreed to renew the sublease contract.
4.4 The contract is valid up to the end of the specified period after which the date is considered null and void.
4.5 We make every effort to process eligible refunds quickly. We will process refunds up to 30 days after either being notified of your intent to cancel, or post check-out for early terminations.
5. Relocation
5.1 Upon mutual agreement, the Tenant may submit a written request for relocation to another Blueground apartment after the check-in date. If the request is not related to any bona fide deficiency in the original apartment, a Relocation Fee equal to half a month's rent will be charged. Tenant must provide 30 days’ notice prior to the requested relocation date, and there must be at least 45 days remaining in the Sublessee’s current Agreement for the request to be eligible.
Any Relocation request initiated by the Tenant would incur the prevailing rent amount, utilities amount, exit cleaning fees, and all other Tenant Fees for the new Unit. Booking/service fees are transferable; if the booking/services fees for the new unit are higher, Tenant is responsible for paying the difference.
5.2 If the contract is canceled by the Operator for any reason, then the Operator is obligated to either give a full refund to the Tenant for the paid amount of the remaining stay, or provide accommodation at an alternative property with similar specifications pending the approval of the Tenant.
5.3 For bookings with a Term of 12 months or longer, the Tenant is automatically enrolled in the Live at Blueground program (also called Live@Blueground), where the first relocation does not require the payment of a Relocation Fee. Reference the Live at Blueground Addendum for the full terms.
5.4 The final calculation and settlement of any refundable amounts will take place at the end of the Tenant's last booking, even if the Tenant has relocated between units.
6. Business Upgrade
The Business Upgrade (the “Upgrade”) is an optional booking add-on that Sublessee can purchase for their stay. The Upgrade is applied per booking version and must be repurchased to be considered valid for extensions or other future bookings. The Upgrade is an upfront charge and non-refundable. When the Upgrade is purchased, the following terms are effective for Extensions and Cancellations:
- Extensions: Sublessee has the first right to extend their stay. Extension requests must be received in writing by Sublessor at least 14 days before the End Date to be considered effective. If an extension request is not received or confirmed, the extension hold will be automatically released.
- Cancellations: Sublessee can cancel their stay for a full refund if the Sublessee provides notice to Sublessor at least 30 days before the Commencement Date. Card processing fees are non-refundable. Cancellation requests must be received in writing to Sublessor to be considered effective.
If the Upgrade is not purchased, the Upgrade terms above are considered invalid, and the standard guest agreement terms apply.
7. Promo Codes
7.1 Promo codes cannot be stacked or combined.
7.2 Once applied, promo codes cannot be swapped or changed.
7.3 Promo codes are only valid if applied at the time of booking. They cannot be added retroactively.
7.4 Blueground reserves the right to cancel promotions at any time, provided they have not been used in a completed reservation.
7.5 Each promo code has specific eligibility requirements, such as location, booking timeframe, stay length, minimum booking value, and maximum redemptions. Customers unsure of their eligibility should contact Blueground.
7.6 Promo codes do not carry over to booking extensions.
7.7 If any changes initiated by Tenant are made to a booking that violate the eligibility requirements of a promo code (e.g., early termination or cancellation), the promo code will no longer be applicable and the corresponding discount amount can be revoked and charged for payment.
8. Cleaning & Maintenance
8.1 The Operator will be offering cleaning services at a predetermined price. Any cleaning sessions will take place at a time and day of the week defined by the Tenant and the Operator. Cleaning sessions can be scheduled via a blueground representative or via the blueground app, at a specified price per session.
8.2 In case of any maintenance issues or malfunctioning of the infrastructure of the apartment or the equipment, the Operator will take the necessary actions to restore the premises to each previous condition in the shortest possible time frame.
8.3 Upon exit, a cleaning exit fee will be charged to bring the unit to its initial condition. This fee varies depending on the size and number of bedrooms of the unit.
9. Code of Conduct
9.1 The Tenant agrees to comply with all community rules and regulations.
9.2 The Tenant and other individuals that will reside in the property need to provide a photocopy of their Passport prior to their arrival at the property.
9.3 The Tenant cannot sublease the property under any conditions.
9.4 The Tenant undertakes to use the apartment as it is stated in this contract and will not use it for any illegal purpose whatsoever. The apartment will be used strictly for residential purposes. In case of breach of this undertaking, this contract shall be deemed as null and void without any judgment, warning or any other procedures initiated and shall pay rent for the remaining period of the lease or in case the rent already paid it shall not be refunded.
9.5 Tenants should refrain from smoking in the apartment and use the balcony when that is available or other outside areas. Indoor smoking that results in damage to furniture, equipment and infrastructure or permanent odor may result in replacement of items or additional cleaning fees that will be charged to the Tenant.
10. Legal Jurisdiction
This agreement shall be governed by and construed in accordance with the laws of the Hellenic Republic.
